The minimum rental period is 24 months for the rent-controlled apartments. The tenancy agreement can then be terminated with a notice period of 3 months. There is no minimum rental period for publicly subsidized apartments.

The deposit to be paid in three net rents (the net „cold“ rent plus utilities can be found in the rental agreement). There are no processing or agency fees.

Payment shall be made to the landlord’s specified bank account. In the event of a deposit payment, the landlord shall invest the sum of money provided to him as security with a bank at the usual interest rate for savings deposits with a three-month notice period. The investment must be made separately from the landlord’s assets. The tenant is entitled to any income and increases the security.

Co-price-steamed: The lease contract includes an index-linked rent. The rent is determined by the price index for the living expenses of all private households in Germany, which is determined by the Federal Statistical Office.

Subsidised: During the earmarking period of 25 years, an annual rent increase of a maximum of 1.5% is possible.

A certificate of eligibility for housing from the federal state of North Rhine-Westphalia is required for renting.

To rent, you need either a valid residence entitlement certificate (WBS) or written proof of your income, prepared by a tax consultant or accountant. This is usually based on the current income tax assessment notice and payslips for the last twelve months. Your income may not exceed the income limit in accordance with Section 13 (1) WFNG NRW, as amended, by more than 60%. For guidance on the income limits, please refer to the Housing Office’s opportunity checker (https://www.duesseldorf.de/wbs-chancenpruefer.html). Assets and interest income are not taken into account. Proof must be submitted before the tenancy agreement is signed. You are responsible for the costs of the check, up to a maximum of a fixed amount.

The property includes 52 parking spaces. Bicycle storage rooms are provided in the basement and in the outdoor area.

A broadband cable network from the provider Vodafone is planned.

The keeping of pets has to be checked case by case and requires the approval by the landlord an a side letter to the lease contract.

Yes, there is on individual cellar for each apartment. The cellars are located in the basement and have light and electricity.

The Müller Merkle Immobilien GmbH team is responsible for letting. The property management company is responsible from the signing of the tenancy agreement and already for the handover of the residential units. The contact details will be provided when the tenancy agreement is signed. The property management company is your first point of contact during the entire rental period.
